How Often Should You Sealcoat Your Asphalt Driveway?

Sealcoating is one of the most cost-effective ways to protect your asphalt driveway from the harsh Lowcountry elements. In the Hilton Head and Bluffton area, our combination of intense UV exposure, heavy rain, and humid conditions can accelerate asphalt deterioration faster than in many other regions.

Why Sealcoating Matters

Asphalt is made up of aggregate (rock) held together by a petroleum-based binder. Over time, UV rays break down this binder through a process called oxidation. When the binder weakens, the surface becomes brittle, develops cracks, and allows water to penetrate to the base material beneath. This is when serious — and expensive — damage begins.

Sealcoating applies a protective layer that shields the asphalt binder from UV rays and seals out water, salt, and automotive fluids.

Recommended Frequency

For the South Carolina Lowcountry, we recommend sealcoating every 2–3 years. This schedule accounts for our subtropical climate and keeps your driveway looking fresh and protected. Here are some guidelines:

  • New driveways: Wait 6–12 months after installation before the first sealcoat to allow proper curing.
  • Residential driveways: Every 2–3 years is ideal.
  • Commercial parking lots: Every 2 years, or more frequently for high-traffic areas.
  • Signs You Need Sealcoating Now

  • Faded gray color — Healthy asphalt is deep black. Gray means the binder is oxidizing.
  • Fine hairline cracks — Early cracking that sealcoat can still prevent from worsening.
  • Rough, sandy texture — Loose aggregate on the surface means the binder is failing.
  • Standing water — Water should shed off sealed asphalt, not pool on it.
  • The Cost of Waiting

    Skipping sealcoating to save money actually costs more in the long run. Without protection, small cracks become large cracks, water gets under the surface, and eventually you are looking at resurfacing or full replacement — projects that cost 10–20 times more than regular sealcoating.

    Professional vs. DIY

    While hardware stores sell consumer-grade sealcoat products, professional-grade materials and equipment deliver significantly better results. Professional sealcoating uses higher-quality coal tar or asphalt emulsion products applied at the correct thickness with commercial sprayers or squeegee machines.
